LETTER FROM THE SELLER

Highlights from Our Time at 875 Indiana Street #516

About the Unit & Complex: One of our favorite morning rituals was enjoying a cup of coffee on the deck, listening to the soothing sounds of the infinity pool in the courtyard below and seagulls flying in from the bay above - it was always such a peaceful and grounding experience.

The extra storage space was incredibly valuable. The dedicated storage unit gave us plenty of room for seasonal items and extras, which was a huge convenience for city living.

The sense of community in the complex is wonderful. The residents are friendly and sociable - we've had many enjoyable conversations with neighbors in the hallways and common areas.
Two large parking spaces were an absolute game changer for us, and one of the main reasons we chose the property. The location provides easy access to both 280 and 101, making commutes and peninsula trips remarkably convenient.

The natural light in the upper level is spectacular - the morning sunshine floods the space in the most pleasing way. At night, we could often see fireworks from our couch when the Warriors would win a big game, or during concerts and holidays. The city skyline at night was always breathtaking, creating the perfect backdrop for entertaining friends or enjoying a quiet evening in.

The onsite gym has excellent strength training and cardio equipment and is typically quiet in the evenings. For additional fitness options, Dogpatch Boulders and 3rd Street Boxing Gym are just around the corner.

The Esprit community is warm and welcoming, with many residents working at nearby UCSF or tech companies like Dropbox, Uber, OpenAI, Y Combinator, and Gusto. Despite its proximity to Chase Center and the freeway, the area remains surprisingly quiet and peaceful. Opening the windows brings in refreshing fresh air.

The appliances are top-notch: Bosch dishwasher, Liebherr fridge, and Miele washer and dryer. The north-facing orientation means the sunshine and heat are easy to manage, unlike the south-facing units across the way. The temperature both inside and outside stays comfortable almost year-round, with just 3-4 warm days in June, and a pleasant bay breeze the rest of the time.

The half bathroom upstairs is incredibly convenient, and the extra closet in the downstairs hallway by the front door provides valuable additional storage. The back patio is perfect for outdoor furniture and sunbathing while reading a book.

Near the Unit & Complex: The neighborhood offers an incredible array of dining and entertainment options. Saturday mornings at Neighbor Bakehouse are a treat - their twice-baked croissants, both sweet and savory, are unmatched in the city.

For those with a sweet tooth, Humphrey Slocombe is the destination for ice cream, famous for their signature Secret Breakfast flavor. Wine enthusiasts will appreciate Ungrafted, run by a husband and wife team of master sommeliers. We've discovered amazing wines from Italy, France, Argentina, and Washington. Additional wine bars nearby include Gather and Dig Wines, each with their own unique atmosphere.

The culinary scene is outstanding, featuring Marsella's Lasagneria, Souvla, Just for You Cafe, the Palm Court at Restoration Hardware, Gilbert's Latin Fusion, Piccino, Wooly Pig, Besharam, Moshi Moshi Sushi, and Long Bridge Pizza, all within walking distance.

Esprit Park, spanning an entire city block, is just across the street and is newly renovated (reopening February 2025). Crane Cove Park, with its pocket beach and stunning views, is a ten-minute walk away - clean, safe, and well-maintained.

Entertainment options abound - Chase Center is a fifteen-minute walk for Warriors games and concerts, while Midway offers additional music venues. The neighborhood has great spots for drinks, including The Ramp (with beautiful bay views), and historic establishments like Dogpatch Saloon and SeaStar (113 and 117 years old, respectively). Olfactory Brewery and Third Rail provide excellent craft beer and cocktail options.

Coffee enthusiasts have multiple choices nearby: Piccino Coffee, Ikon, Noe Cafe, CoffeeShop, and LaStazione. Downtown Potrero Hill, just ten minutes away, offers additional dining options like Plow, Chez Maman East, Linea Coffee, Mochica, Sunflower Pho, and Umi Sushi.

Grocery shopping is convenient with Mainstay Market (5-minute walk), Good Life Grocery, Le Marche Cezanne, and Whole Foods Potrero all nearby. Specialty shops include Olivier's, a French butchery known for exceptional organic meats, and La Fromagerie, offering curated French cheese and sandwiches perfect for picnics at Crane Cove Park.
